The initial property lookup is free. The standard evaluation is a separate $25 purchase. It reviews available county records and permitted comparable-sales evidence, explains an automated price-estimate range and potential savings, and can conclude that an appeal is not recommended.
An automated price estimate is not an appraisal, a professional opinion of value, legal advice, tax advice, or a guarantee of savings. Data can be incomplete or inaccurate. Review the sources, assumptions, weaknesses, and confidence before deciding what to do.
The standard packet is an additional $100 purchase after the reviewed evaluation. It includes the configured county form, a draft narrative, permitted comparable exhibits, accepted supporting evidence, and a review checklist. You choose or affirm the requested value. Human approval is required before delivery.
We do not sign, submit, negotiate, appear, or represent you. You review all information, sign the required oath and dates yourself, submit through the county's accepted filing method, and retain proof of submission. The county may leave the assessment unchanged or increase it as well as reduce it.
Packet purchases close before the filing deadline and are subject to preparation capacity. Buying a service does not extend a deadline. Contact the county about separate late-appeal requirements.
Any assigned pricing experiment is shown before checkout: a $25 evaluation credited toward a $99 combined total, or a $39 evaluation and separate $99 packet. The server fixes the order amount. There are no automatic packet purchases.
Optional monitoring costs $24 for one year without automatic renewal. A separately configured licensed review is available only when an identified provider can deliver it. Financing illustrations and contact invitations are optional and do not affect the evaluation conclusion or packet offer.
Report errors supported by reliable corrected information are reviewed without another evaluation fee. Contact support with the order and issue to request a refund. If the service cannot obtain usable evidence or deliver the purchased work, staff must obtain the missing evidence or issue the applicable refund. Repeated data-processing failure queues a refund review through the worker.
A negative conclusion is a delivered evaluation, not a guarantee that a tax reduction would occur. A packet is an administrative preparation service; its fee is not contingent on the county's decision. Refund and dispute decisions are recorded, and a pending refund is not represented as completed until the payment service confirms it.
Your questionnaire is private until you explicitly authorize a named partner's contact. The authorization shows exact consent language and records its version, purpose, channels, time, source, and available IP information. Permission is never preselected or required for purchase. You can withdraw channels through your account.
Equity, loan-to-value, payment, and break-even calculations use your assumptions. They are not rate quotes, loan offers, underwriting, or eligibility decisions. A lender conducts its own application and approval process.
Provide accurate information and only documents you are authorized to share. Review corrected inputs and county-specific instructions, keep your own copies, and obtain licensed professional advice when your circumstances require it.
